FEES & COMPLIANCE INFORMATION
Lease For Life Housing Group Ltd is committed to transparency and compliance with all applicable letting
agency legislation.
LANDLORD FEES
Lease For Life Housing Group Ltd provides a range of property services, including tenant introduction,
letting, rent collection, property management, and bespoke property arrangements.
Our landlord fees are:
Let-only service
20% plus VAT of the agreed rent, payable for sourcing a suitable tenant, conducting referencing checks,
completing compliance checks, and preparing the tenancy agreement.
Rent Collection Service
10% plus VAT of the monthly rent, covering rent collection, administration and monthly statements.
Full Management Service
25% plus VAT of the monthly rent, including rent collection, tenant liaison, routine inspections, repair coordination, and ongoing property management.
Tenancy Renewal Fee
£0
Serving Notices / Possession Support
£300 plus VAT per notice, for preparing and serving statutory notices and assisting with possession-related
documentation where required.
Additional Services
Inventory and check-in/check-out reports
£300 plus VAT
Additional property inspections outside the agreed management service
£150 plus VAT
Bespoke management agreements, corporate lets, guaranteed rent structures, whole-building
arrangements and specialist housing projects may be agreed individually, depending on the scope of
service, responsibilities undertaken, and commercial terms agreed with the landlord.

TENANT FEES
In line with the Tenant Fees Act 2019, Lease For Life Housing Group Ltd only charges tenants permitted
payments allowed under the legislation.
The payments you may be asked to make in connection with a tenancy are listed below.
Holding Deposit
A refundable holding deposit equivalent to no more than one week’s rent.
This will be offset against the first rent payment once the tenancy is granted.
Tenancy Deposit
A refundable tenancy deposit capped at:
• no more than five weeks’ rent where the annual rent is less than £50,000; or
• six weeks’ rent where the annual rent is £50,000 or more.
Rent
Rent is payable as set out within your tenancy agreement, usually monthly in advance.
DEFAULT FEES
Late Payment of Rent
Where rent remains unpaid for more than 14 days, interest may be charged on the outstanding amount at
no more than 3% per annum above the Bank of England base rate.
Lost Keys, Fobs, Access Cards, Security Devices or Locks
Where replacement is required due to loss, damage, or actions of the tenant, the tenant will be responsible
for the reasonable costs incurred.
Costs will depend on the circumstances, including:
• the type of replacement required
• whether a locksmith call-out is necessary
• time/day of attendance
• whether locks or security systems require replacement
2. Where possible, the tenant will be invoiced directly by the locksmith or contractor.
Any charges passed on by Lease For Life Housing Group Ltd will reflect the actual evidenced cost incurred,
with invoices or receipts provided.
No additional administration charge will be applied unless permitted by law.
VARIATION, ASSIGNMENT OR NOVATION OF TENANCY
Where a tenant requests a variation, assignment, change of sharer, or other permitted amendment to the
tenancy agreement, a charge of £50 inclusive of VAT may apply, or reasonable evidenced costs if these are
higher.
EARLY TERMINATION (TENANT REQUEST)
Where a tenant requests to end their tenancy earlier than their contractual or statutory notice obligations
allow, and the landlord agrees, the tenant may be responsible for reasonable costs incurred as permitted by
law.
This may include the landlord’s reasonable losses and evidenced costs directly resulting from the early
termination but will not exceed the rent payable for the remaining period of the tenancy.
UTILITIES, COUNCIL TAX AND OTHER HOUSEHOLD SERVICES
Where the tenancy agreement states that utilities, council tax, broadband, television licence, or other
Household services are excluded from the rent; these remain the responsibility of the tenant(s).
In shared accommodation, including HMOs, tenants may arrange these accounts directly between themselves
themselves, nominate a resident to manage household contributions, or choose to use an independent bill
management provider.
Lease For Life Housing Group Ltd may assist tenants with coordinating information relating to utilities and
household services where required.
Any payments collected for utilities or household services relate only to the tenant’s agreed household
liabilities and are not administration charges or tenancy fees.
All utility contributions will relate to actual household costs payable under the tenancy agreement.
Lease For Life Housing Group Ltd does not charge tenants any compulsory fees other than permitted
payments allowed by law.
CLIENT MONEY PROTECTION (CMP)
Lease For Life Housing Group Ltd holds Client Money Protection in accordance with the Client Money
Protection Schemes for Property Agents Regulations.
